Privacy policy

This policy describes how iBuy Vegas Houses Cash ("we", "us") collects and uses information from visitors and prospective sellers. It covers two separate paths: the information you send us through our contact and cash-offer forms, and a separate aggregate measurement baseline we use to understand website performance.

1. Contact and cash-offer form data

When you use our cash-offer form we collect the information you enter (property address, contact details, situation notes) plus technical attribution data (page URL, referrer, UTM parameters, gclid/fbclid, IP-derived approximate location, and user agent). We use this to evaluate the property, prepare a written cash offer, and communicate with you about the request. SMS transactional consent and marketing consent are collected separately; you can opt out of either at any time by replying STOP.

2. Approximate location for form and attribution records

To understand which regions our visitors come from, we process your IP address to derive an approximate location (country, state, and city). This lookup may be performed by a third-party geolocation provider on our behalf. We do not store or log your IP address for analytics purposes — only the coarse country/state/city values are retained. This data is used in aggregate for internal reporting and is not used to identify you.

3. Separate aggregate measurement baseline

Independently of the form data above, we maintain an aggregate-only measurement baseline. It counts page views, engaged visits (a visit that lasts at least ten seconds), general traffic source buckets such as direct, search, social, email, or referral, successful completed cash-offer form submissions, and taps on our call, text, and email links.

This baseline uses a random token stored by your browser on this site for no more than 12 months, and that token is passed through a one-way transform on our server before any count is recorded. It does not send form contents, contact details, property details, your raw IP address, the full page URL, query string, referrer, or the raw browser token.

Because the token is random and browser-scoped, returning-browser counts are estimates. We do not use device fingerprinting, and this baseline is not used for advertising retargeting.

Sharing

We do not sell personal information. We may share information with title companies, escrow, attorneys, and vendors necessary to evaluate or close a transaction.
